Many commercial buildings are made of precast, a porous material with a composition of sand, gravel and crushed stone held together by cement.
A precast panel was sealed on the left with Presto Restoration's Leachstop® silicone sealer the day before. Water was applied to both sides to demonstrate the effectiveness of the protection. The left side demonstrates how precast protected with LeachStop® repels water and remains protected from damaging elements. The right side shows how water soaks into the unprotected precast and darkens it, also allowing dirt, pollution and contaminants into the pores of the precast.
After cleaning and/or restoration of precast, it is vital to seal the surface of the stone composition to help prevent immediate precast leaching and water penetration. If not, the precast acts as a sponge, and creates a breeding ground for biological growth. Sealing also closes the pores of the concrete so that water is not able to freeze and thaw creating precast spalling or chipping.

BACK TO THE PHOTO: To the RIGHT, you will see a "before and after" demonstration of the work we are doing on the Georgia Aquarium, cleaning the exterior façade.
To the LEFT and CENTER, more of our clients' properties include The CNN Center, Omni Hotel and Embassy Suites.
Interesting enough, while Presto cleaned and sealed the precast on the Omni Hotel in 2008, notice how it STILL looks great after using Presto'sLeachStop sealer. Eight years later and counting, the precast remains stain-free. Presto is proud to provide restoration and protection service for these high-profile property clients. For the third time in two decades, the management at Turner Field in Atlanta, Georgia called Presto for repairs at the top of their flag pole. This flagpole sits on top of the Coca-Cola sign and it is nearly 300 foot in the air. Nowadays, we refer such small projects but what made it more complicated is they called me on a weekend with an emergency service to be done on Monday morning before a big game. The only issue was all of our team was working the night shift restoring the Georgia Aquarium and I didn't want split up my staff for such a small yet important project. So, I decided I was going to do it myself. Yes, that's right, the CEO of the company climbed that pole and got the job done.
Why did I do it? For a few reasons:
1. To help out a long time customer, The Braves, Turner Field & Turner Properties.
2. To show my team that I would never ask anyone to do something that I wasn't willing to do myself.
3. To personally overcome the mental and physical challenge.
4. Because it was downright exciting! I've never felt so alive as when I got off that pole and for the rest of the day. Will I do it again in the future? Probably not but I proved my point and got the job done for our client.
Turner Field is slated to move locations five months from now so this will likely be the last time the Presto team hugs that flag pole for the Braves at Turner Field. Farewell old friend... lots of good memories at that Stadium.
We were asked by a client whether it was important to use protective treatments after the restoration process. While we are well aware of the many benefits stemming from the addition of protective treatments to a recently restored surface, it is apparent that some industry professionals are still questioning their usefulness. It follows that protective treatments are probably more important to a restoration project than you may think. In fact, there are many benefits to applying protective treatments after the restoration process.
The most important benefit would most likely be protecting the restoration investment. After a costly restoration of glass, metal, or stone, the application of a protective treatment helps to ensure that the restoration is never required again. This has far reaching positive consequences for the clients checkbook, the environment, the appearance of the building on a regular basis.
The client, while paying more upfront, will save money in the long run because the building can be maintained instead of restored. In reality, the addition of a protective treatment after restoration is a fraction of the cost of the actual restoration service, especially while the service company is already mobilized, and accessing the very area in which the protective treatment is to be applied. This benefits the service company as well since the additional work brings in increased gross revenue for the project.
The environment will benefit due to the fact that less cleaning chemicals will be washed down the outside of the building. Since protective treatments help water run down the building instead of soaking into the stone, the building stays cleaner for longer, which helps both the property owner and the reputation of the service company who performed the restoration.
As you can see this is a definite victory for both the building owner and the restoration company.
September 2015, Presto Restoration Products & Services completed an extensive glass, metal and precast restoration project of the North American Mission Board (NAMB) in Alpharetta, Georgia. The entire building’s exterior surface, including glass, metal and precast concrete was restored and protected using Presto's uniquely designed product line. Nearly 8 miles of caulking was replaced using Dow Corning 757 SMS silicone caulking a unique silicone caulking that reduces residue rundown and substrate staining. The building’s glass, metal and precast surfaces were restored and protected as well and covered the distance of two football fields.
Many high-rise buildings are constructed similarly and the windows are typically cleaned in a traditional manner every six months only to develop stains on the glass, metal and precast surfaces within a couple of years after construction. By maintaining the building’s exterior with Presto Restoration Products, the NAMB building can preserve its original appearance and will prevent unnecessary and expensive restoration services from ever being performed again, if maintained properly.
After over a decade of continued use and testing, case-study after case-study proves that Presto’s protective treatments and maintenance process allow building facades to remain stain-free.

September 2015, Presto Restoration Products and Services completed an extensive cleaning and waterproofing project for the Hampton and Hilton Hotels located in downtown Charlotte, North Carolina. It was completed in combination with interior renovations, and due to space constraints in loading areas, had to be carefully coordinated. Additionally, the project required special consideration to the local homeowners in the residential towers situated between the two hotels. Presto insured that cars and personal property would be properly stored and protected during the cleaning process so product residue would not affect them.
Presto used a superior product called Stone Restore CB2, designed to remove heavy biological staining. This solution was applied to clean the two buildings’ entire exterior as well as the numerous ledges on the building. Dow Corning Silicone caulking was installed at the window perimeters and control joints for both properties. Due to years of water penetration of the exterior insulation and finishing system (EIFS) material, patching and waterproof coatings were applied in several areas in order to carefully match the existing facade.
This project was completed over a period of three months and the property management and guests were more than pleased with the outcome.
